How much can you actually afford?

Your budget is set by whichever rule bites first: the Mortgage Servicing Ratio, the Total Debt Servicing Ratio, the loan-to-value ceiling, or simply how much you have saved. This works out all four, tells you which one is holding you back, and folds in the HDB grants you qualify for — because those are paid into CPF and raise the price you can reach.

The loan is sized at the regulatory stress rate a lender must use, not at the rate you would be charged. Sizing at the headline rate is the most common error in consumer calculators and it overstates borrowing capacity by roughly a fifth.
